Our services include, but are not limited to:
1) Maintaining all bookkeeping records on behalf of the strata corporation as well as all corporation files and documents including a registry of all owners and tenants, and a registry of all council members.
2) Collecting, recording, and depositing the monthly strata fees, allocating funds between operating and contingency accounts as specified in the annual budget.
3) Receiving and paying all invoices on behalf of the corporation, taking into consideration potential discounts and penalties.
4) Maintaining corporation bank accounts in a manner that optimizes safety, liquidity, and interest income as directed by council.
5) Providing the council with financial statements on a monthly basis.
6) Assisting in the preparation of the annual budget.
7) Presenting the annual budget and the year-end financial statements to owners at the Annual General Meeting, with interpretations and assistance as required.
8) Reviewing corporation bylaws and providing assistance with additions and amendments as required. Ensuring proper registration of bylaw amendments with the appropriate Land Titles Office.
9) Notifying owners regarding their General Meetings, and council members when a Council Meeting is called. Strata Manager will attend and circulate the minutes as recorded by the Secretary.
10) Renewing the strata corporation general insurance on an annual basis, assisting the council in ensuring that the coverage is adequate to safeguard common property and assets and is in compliance with the "act". |
